How to apply for a 2-Year Property Investor Visa?

1. Access the Portal: Go to the official DLD Cube website.
2. Authenticate via UAE Pass: * Select ‘2 Years Property Investor Visa’ and click on ‘2 Years New Investor Property Visa’.

• Select:** Click ‘Apply Online’.
• Crucial Change:** You will be prompted to log in using UAE Pass. This will pre-fill your name, passport number, nationality, and current contact details directly from the government database.

3. Verify Property Eligibility:

• The system will automatically link your Digital Title Deed from the Dubai Land Department records.
• Reminder: As of May 1, 2026, there is no minimum property value for sole owners, but the system will check that each non-spouse co-owner holds a share worth at least AED 400,000.
  4. Complete the Digital Form:
• Confirm your Residential Address in the UAE.
• Select your preferred Medical Fitness Center for your upcoming blood test and X-ray.

5. Upload Mandatory Documents (Clear Scans, Max 8MB):

• Passport Copy: Must be valid for at least 6 months.
• Dubai Police Clearance Certificate: Upload the "Good Conduct Certificate" (addressed to DLD) obtained via the Dubai Police app.
• Digital Photo: High-resolution, white background, matching ICP standards.
• Bank NOC (if mortgaged): A digital letter from your bank confirming your payment status
• National ID: Required for citizens of Iran, Pakistan, Iraq, Libya, and Afghanistan.

6. Payment: Pay the application fee of AED 10,545 (all-inclusive for 2026) using a local or international credit card.

7. Medical & Biometrics: Once pre-approved (usually in 48 hours), you will receive a QR code via the Dubai REST App. Take this to your selected medical center and then to an ICP center for your fingerprints.
