Can I use a Power of Attorney (POA) to complete property transactions on behalf of someone else?

Yes, but with strict validity rules. A POA issued outside the UAE must be ratified by a notary public in the country of origin, the UAE Embassy there, and the UAE Ministry of Foreign Affairs. Validity periods are:

  • Sale, mortgage, and gift: 2 years from the date of notarisation
  • Purchase: 5 years from the date of notarisation

A POA that exceeds these periods will not be accepted at the DLD.

Note: when applying for a Golden Visa, applications cannot be submitted through a Power of Attorney — the applicant must be physically present. See the Golden Visa application guide for full details.
