Can a landlord or tenant cancel a lease contract in the middle of the tenancy?

No. Under Article 7 of Law No. 26 of 2007, a valid tenancy contract cannot be unilaterally terminated during its term by either party. It can only be ended by mutual written consent or in the specific circumstances outlined in the law — such as the eviction grounds under Article 25.
