Frequently Asked Questions

What are the documents required to cancel my 5-Year Retirement Visa?

If the applicant is inside the UAE:

  • Digital Title Deed: A clear color scan of the Dubai Land Department (DLD) Title Deed.
  • Passport Bio Page: High-resolution color scan (passport must be valid for at least 6 months).
  • Current Visa/Emirates ID: Digital copy from your UAE Pass or GDRFA dashboard.
  • Clearance Certificate: Occasionally, a "No Liabilities" status from your bank or a final utility bill (DEWA) is requested if the property sale is the reason for cancellation.

If the applicant is outside the UAE:

1. Outside for more than 1 year (or any duration):

  • Digital Power of Attorney (POA): If you cannot authenticate via UAE Pass, you still need a POA for an authorized person in the UAE. However, in 2026, most retirees use Remote E-Notarization (via video call with a UAE Notary) to issue this POA.
  • Passport & Visa Scans: Clear color scans of the bio page and the residency page.
  • Attorney's Emirates ID: A copy of the Emirates ID of the person representing you in the UAE.

2. Outside for less than 1 year (Visa Still Valid):

  • Original Passport Requirement: The GDRFA and DLD Cube still require the physical original passport to be sent to your representative in the UAE if the visa is valid. This is to ensure the residency is officially "closed" in the physical records, even though stamps are digital.
  • Electronic Title Deed: You can generate this from the Dubai REST app.

3. Outside the UAE and Residence Visa Expired:

  • Scanned Copies: Original passport and expired residence visa scans are sufficient; the physical passport is usually not required for an already expired file.
  • National ID: Applicants from Afghanistan, Pakistan, Iran, Iraq, and Libya must provide a clear scan of both sides of their National ID.
