Under what circumstances can a landlord evict a tenant before the lease ends?

Under Article 25 of Law No. 26 of 2007 (as amended by Law No. 33 of 2008), a landlord can seek eviction during the lease only if:

  • The tenant has not paid rent within 30 days of a written notice
  • The tenant sublets the property without the landlord's written approval
  • The tenant uses the property for an illegal or immoral purpose
  • The tenant causes serious damage to the property
  • The commercial property is abandoned for 30 consecutive or 90 non-consecutive days without valid reason (commercial only)
  • The property requires demolition confirmed by a Dubai Municipality technical report

A landlord cannot evict a tenant simply to re-rent the property at a higher rate.
