What are the required documents needed for a 10-year Golden Visa in the UAE?
Core Documents Required:
- Valid Passport – Clear copy with at least 6 months validity remaining
- Property Documentation – One of the following:
- Title Deed with property value of at least AED 2 million (issued by Dubai Land Department)
- Oqood (Pre-title deed) for off-plan properties valued at AED 2 million or more
- DLD Valuation Certificate – Required if your property's current market value has appreciated to AED 2 million or above (even if purchased for less)
- Emirates ID (if applicable) – Official identification card issued by the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP)
- Personal Photograph – High-quality digital photo matching ICP specifications (view photo guidelines here)
- Health Insurance – Valid UAE health insurance from any licensed provider. Mandatory for all residence permit applications. Cost ranges from AED 2,000 to 10,000 AED depending on coverage level.
- Proof of Residence in UAE – Property ownership document or valid tenancy contract
- National ID – Required for applicants from Iran, Pakistan, Iraq, Libya, and Afghanistan

For Mortgaged Properties:
- Bank NOC (No Objection Certificate) – Letter from your financing bank confirming they have no objection to issuing a residence permit on the property
- Mortgage Statement – Showing total amount paid and outstanding balance
Note: As of February 2026, there is no minimum down payment requirement. Properties qualify based on total DLD valuation of AED 2 million or more, regardless of outstanding mortgage balance.
For Off-Plan Properties:
- Must be from RERA-approved developers (Emaar, DAMAC, Sobha, Nakheel, Aldar, etc.)
- Developer confirmation letter
- Payment receipts
For Joint Ownership:
If co-owned with a non-spouse partner, your individual share must be at least AED 2 million
Marriage certificate (attested by MOFA and translated to Arabic) if jointly owned with spouse
Important Notes:
- Only Dubai Land Department (DLD) title deeds are accepted – properties from other emirates or DIFC are not eligible
- The name on the Title Deed must exactly match your passport
- All documents issued outside the UAE must be attested by the UAE Embassy and Ministry of Foreign Affairs (MOFA)
- Property Location Requirements: The property must be located in Dubai in designated freehold areas only. Other emirates and DIFC (Free Zone) properties are not accepted.
