If the applicant is inside the UAE:

If the applicant is outisde the UAE:
In 2026, the rules for being outside the country are much simpler for Golden Visa holders because their residency does not expire regardless of time spent abroad.

1. Staying outside for any duration (Less or More than 1 year):

  • Scanned Passport: Color scan of your original passport.
  • Digital Title Deed: To prove the property being unlinked.
  • Reason for Cancellation: A brief statement (digital form) indicating why you are cancelling (e.g., property sale).

2. If the Golden Visa has already expired while abroad:

  • Passport Bio Page: Clear color scan.
  • Expired Visa/EID Copy: To identify the file in the GDRFA system.

Automatic Cancellation: In many cases, if the property is sold, the DLD system will flag the visa for "Administrative Cancellation," but you should still trigger a manual request via the REST app to ensure your record is clean for future travel.
