What documents are required for the Golden Visa for Non-residents?
To apply for the 10-Year Golden Visa as a real estate investor, you need:
Required Documents:
- Valid passport (6+ months validity)
- Property proof showing ownership of AED 2,000,000 or more:
- Title Deed from Dubai Land Department, OR
- Oqood (Pre-title deed) for off-plan properties, OR
- DLD Valuation Certificate (if property appreciated to AED 2M+)
- Personal photograph (ICP specifications)
- Health insurance (UAE-licensed provider)
- National ID (for Iran, Pakistan, Iraq, Libya, Afghanistan passport holders)
- If Property is Mortgaged: Bank NOC (No Objection Certificate), and Mortgage statement
Note: As of February 2026, no minimum down payment required—qualification based on total property value of AED 2M+
- If Property is Off-Plan: Must be from approved developers (Emaar, DAMAC, Sobha, Nakheel, Aldar)
- If Jointly Owned: Your share must be AED 2M+ (or provide attested marriage certificate if co-owned with spouse)
Only Dubai freehold properties qualify. Other emirates and DIFC properties are not accepted through the DLD pathway.
Requirements differ for other visa types:
- 5-Year Retirement Visa: AED 1M property + age 55+
- 2-Year Investor Visa: No minimum (sole owners) / AED 400K (joint owners)
