Frequently Asked Questions
What is the holding period for a Golden Visa if you have sold your property and are planning to buy a new one?
If you sell the property linked to your Golden Visa, you have a 30-day grace period to register a new qualifying property (valued at AED 2 million or more) to maintain your residency status.
- No Pre-purchase Cancellation: You do not need to cancel your existing Golden Visa before purchasing a new property. You can simply apply for a "Property Swap" or update your visa linkage once the new Title Deed or Oqood is issued.
- Instant Linkage: If the new property is already in your name, the transfer can be updated in the system almost instantly via the Dubai REST app or at a DLD Cube center.
- Off-Plan Flexibility: You can now transition from a "ready" property to an off-plan (Oqood) property without losing your Golden Visa, as long as the new contract value is AED 2 million or more.
After the cancellation is complete, you may proceed to purchase a qualifying property with a minimum value of AED 2 million. Prosper property experts can advise you of the best properties in the market and help you mortgage it with only 20% downpayment and the lowest interest rates.
Once the purchase is finalized, you can apply for a new Golden Visa like this.
The standard processing time for the visa is approximately 7–10 working days.
