What happens when you sell the property linked to your Golden Visa and own another qualifying property? How does the visa transfer work?

If you sell your current property, your Golden Visa remains valid provided you replace it with another qualifying property (or portfolio) valued at AED 2 million or more. Thanks to the unified digital system between the DLD and residency authorities, if you already hold the Title Deed or Oqood (Pre-Title Deed) for the new property, the "Title Deed Swap" can be processed almost instantly through the DLD Cube or Dubai REST app.

If the new property is off-plan, you can still transfer your visa as long as the total purchase value on the initial contract is AED 2 million+. If you are in the middle of selling and haven't secured a new unit yet, you typically have a grace period to update your records before the visa status is affected.
