Frequently Asked Questions

Who is responsible for maintaining the property?

Under Dubai Tenancy Law, the landlord is responsible for handing over the property in good condition, carrying out major structural repairs and essential maintenance, and fixing defects or damages not caused by the tenant. The tenant is responsible for minor wear and tear, keeping the property clean, and not making alterations without the landlord's written consent.

Prosper's maintenance tracking tools help landlords and tenants document repair requests, approvals, and completion — creating a clear paper trail that protects both parties.

General rule of thumb: if the maintenance cost is 500 or below the tenant will pay for the maintenance. If the costs exceed 500, the landlord shall cover the maintenance charge. This is subjective to the agreed upon contract between the two parties.
