Frequently Asked Questions
Can I Rent My Golden Visa Property?
Yes, you can. If your property is worth AED 2 million or more, you’re free to lease it—whether long-term, short-term, or on Airbnb—as long as you align with the following:
-
Property Value: Your property must be valued at AED 2 million or higher. It can be off-plan or ready, as long as the title deed or valuation confirms it.
-
Ownership Type
- Sole owner: straightforward.
- Co-owners: each non-spouse must hold at least AED 2 million in value.
- Spouses: you can apply together or choose one as the main visa holder.
-
Mortgaged Property: Leasing is allowed, but you’ll need a No Objection Certificate (NOC) from the bank. The old AED 1 million down payment rule no longer applies.
-
Lease Registration
- Dubai: Register through Ejari.
- Abu Dhabi: Register through Tawtheeq.
- Sharjah: File contracts with the Municipality within 15 days.
For a seamless leasing experience, you can login to Prosper, a smart property platform, with your Title Deed or Oqood and consult with your dedicated relationship manager to list your property for leasing. Your relationship manager will assist you throughout the process and once your property is rented out, you can use your owner dashboard to monitor your ROI, paperwork, and other formalities in a streamlined manner.
